II) to identify the shortcomings in the use of present legislative framework and approaches between Town and Country Planning Act 1976 and National Land Code 1965. The paper is purely based on literature review and the current understanding of the regulatory framework with further identification on key problems and conflicts that involved between both laws.</p><p class="Els-keywords">Keywords: Planning law; Land law; Sustainable; Development</p><p class="eIPH-AbstractCopyright"><em>eISSN</em><em> 2398-4295 © 2018.
